A factory is being built in Moscow for the production of oversized apartment modules.

"Moscow is going quite a long way to change the quality of housing construction. More recently, post-Soviet blocks of industrial housing construction were used in the capital, panels that are morally and physically outdated, today it is forbidden to build such houses in the city. All house-building plants have been modernized, and either monolithic or housing is being built in Moscow from modern three-layer panels, energy-efficient, allowing for different locations of apartments and public places on the first floors. This is a long-lasting energy-efficient construction. In addition, the Moscow Architecture Department monitors the solutions, design, quality, type of houses that are being built in the capital, and today, of course, they look completely different. But we need to move on" - Sergei Sobyanin said during a visit to the enterprise under construction.

He added that today the builders are working on the creation of large — sized modules, each of which is a separate apartment, completely manufactured at the factory.

The plant is planned to be completed next year, and the city is providing support for this, said Sergey Ambartsumyan, General Director of the Monarch Group of companies. "For the first time, a plant is being built in Moscow, which has no analogues in the world either in technology, volume, or ambitions. We, as engineers, enjoy it," he stressed. According to him, in 2024 it is planned to assemble and show an experimental quarter in TiNAO. Sergei Sobyanin noted the scale, ambition and prospects of this project.

"If it succeeds — and I think it will — then, of course, housing construction in Russia will receive completely new technologies, new speeds and quality of construction," the Mayor of Moscow added.

A new modular housing construction plant is being built in the settlement of Marushkinsky (TiNAO) (between Borovsky Highway and Privolnaya Street). The area of the territory is 24.8 hectares. The Moscow government provided it without competition in accordance with the legislation on the implementation of large-scale investment projects. In addition, a grant was allocated from the city budget to cover part of the costs of creating production in the amount of 450 million rubles. The investor, the Monarch Concern, has committed to invest 17.6 billion rubles in the implementation of the project. The total area of the complex will be about 160 thousand square meters. 2.5 thousand jobs will be created there. The territory will be landscaped: there will be parking spaces for cars and heavy trucks, a lighting system, small architectural forms, a lawn, trees and shrubs. In June 2022, the investor actually completed the construction of the first stage facilities. This includes an experimental plant (28 thousand square meters) with a design capacity of up to 100 thousand square meters (1765 units) of residential modules per year. The company has created 500 jobs. The second stage includes the main plant with associated infrastructure (administrative and household building, checkpoint, transformer substations, etc.) with an area of 130 thousand square meters.

The production capacity of the plant will increase to 450 thousand square meters of modules per year, and will additionally create two thousand jobs. Specialists will use the patented technology and advanced developments of engineering bureaus in Germany, Italy, China, Malaysia and other countries. The plant will undergo a full cycle of module production: from frame assembly to finishing, including the arrangement of facades, windows and internal engineering. The maximum area of manufactured modules can reach 100 square meters. This allows them to build buildings with spacious three- and four-room apartments. Specialists will also be able to produce unique three-storey elevator blocks with a full set of equipment and components. Production is maximally robotic. The capacities of the conveyor lines allow the production of ready-made modules every 43 minutes. This will give 20 ready-made modules per day. Large-scale modular housing construction has a number of advantages. For example, up to 90 percent of house construction operations take place in optimal factory conditions without temperature and other restrictions that are typical for traditional open-air construction. We are also talking about factory quality, which is much more difficult to achieve in the conditions of a construction site.

It is also worth noting the reduction in the cost of construction due to the fact that materials and components are used as efficiently as possible. A high level of labor automation allows you to effectively use labor on construction sites. The use of unskilled labor is noticeably decreasing. Construction time is reduced due to the high speed of building assembly on the construction site — 20 modules per day.

The builders erected a full-fledged two-storey building with interior and exterior decoration during the experiment in less than five hours. In addition, the state of the environment in the construction area is much better. Preliminary innovative characteristics of the future production complex will reduce the total cost of construction works by 15-20 percent. The speed will increase by 10-15 percent, and the accuracy of the production of structural elements of the building will increase by 20-30 percent. The construction time of modular high-rise buildings will be reduced by 20 times.

Construction of housing and other real estate.

Since 2011, more than six thousand different buildings and other objects have been built in Moscow. This is 110.1 million square meters of real estate, including 46.4 million square meters of housing. The total area of real estate in the city has grown by 13 percent. In 2021, 16 million square meters of real estate were built, including 7.8 million square meters of housing. This is a record for the entire history of the city, including the period of mass housing construction in the 1960s. About one million families live in apartments built after 2010. About 770 thousand new jobs have appeared due to the construction of commercial real estate.
